- How much does it cost to build an infill home?
Timber Haus is a custom builder. As such, your home’s final cost is dependent mainly on the design and finish selections you make. Infill homes typically start in the mid 300’s and go up from there.
- Can I subdivide my lot?
Typically, you can always subdivide your lot. What sizes will depend on what the mature overlay plan for the City of Edmonton defines, as well as what you intend to build. One important thing to remember is that all homes must have a minimum 4’ side yard for single family homes, so you typically would lose 8’ per subdivision in the home’s width. One of the most common sizes of lots in mature neighborhoods is 50’ x 150’. This would mean that you can subdivide into two 25’ lots, and each house would be 17’ wide.
- Can I put a garden suite on my lot?
There’s a bit more work to do for Garden suites to see if it’s something that can happen. We’ll need to know the site and discuss the kind of garden suite you’d like, the size, and the overall goals. This way, we can advise you accordingly.
The City of Edmonton permits do not have a set timelines for issuance, and have seasonal trends. For example, the springtime is when many will start to build, so the city gets flooded with permit applications. Time-wise, it can be anywhere from two weeks to two months. The complexities can happen if you’re applying for a variance and what that variance involves. Technically, you could do it yourself if you’ve got the complete permitting package ready. Still, there are nuances that we as a builder will be aware of and know how to navigate.
